| Amphibious Community can provide comfortable housing in the flood-prone area of Római Part. The yearly floods in the district of Római Part inhibit comfortable living in this otherwise attractive residential area. This area is frequently flooded by the Danube to the extent that residents have to be evacuated twice a year. Presently many of the relatively fancy homes are deserted. Some temporary functions remain, such as seasonal restaurants. Property values in this specific area are at an all time low (about 44.000 HUF per sqm, about € 176,00 per sqm.) In adjacent non-flood-prone areas property values are high for Hungary, since this is a well respected neighbourhood (estimated average value 300.000 HUF per sqm, about € 1.200 per sqm). If the flood-risk area could be developed with amphibious buildings (both homes and neighbourhood-facilities) this area would be immensely improved (and property values could explode).
